Beverly

A five-acre parcel was purchased from the City of Beverly MA, and subsequently expanded by an adjacent 9-acre National Grid owned property. The construction of a 98,500 square foot industrial building is leased to a global high-tech manufacturer expanding within the Industrial Park.

Middleton

East Meadow Farm is a residential subdivision of 20 homes located off East Street in Middleton, MA. Tom assembled three adjacent parcels, directed the municipal approvals, and secured a residential builder that ultimately built a handsome Middleton neighborhood of million dollar plus homes.

Amazon

This site assemblage began with an OREO purchased building in 1993, followed by several subsequent land purchases adjacent to Route 3 in Kingston and Plymouth MA. After the development of an industrial subdivision road, this 35-acre parcel was ultimately purchased by Amazon who built a 150,000 SF distribution facility supporting 700 last mile delivery vans.

Residential

Tom has completed several residential subdivisions on which he constructed both the infrastructure and starter homes to set the tone for the neighborhood being created. Projects have been in Massachusetts communities including Beverly, Hamilton, Ipswich, Wenham, Andover, Stow, Lexington, Swampscott, and North Reading. Value on these projects came from subdivision approval, and above market home construction to create a desirable residential location. Currently, Tom is working on a multi-family subdivision in Manchester-by-the-Sea.

Georgetown

Originally purchased as a single industrial rental building, over time this property has been enlarged by three additional buildings and is now home to the Commonwealth of Massachusetts Mosquito Control, Velsson Technology Inc., T Ford Co. Inc., and T Ford LLC. Multiple industrial tenants sharing the same site have been an attractive use for this five-acre suburban property.

Airport Mini Storage Of Martha’s Vineyard

Responding to an RFP from the Martha’s Vineyard Airport Commission, Tom was able to lease an industrial zoned parcel and construct approximately 40,000 SF two-story self-storage building. This project has been well received by both business and residential customers and has introduced Tom to the operation and economics of the self-storage business.

Kingston Dispensary

This building, situated on Route 3 in Kingston, has had an interesting history during Tom’s ownership. Originally occupied by a custom boat trailer manufacturer, later a furniture warehouse, and then for many years an automotive collision center. The building has been expanded and is now home to Elevated Roots, a marijuana retail dispensary and hydroponic grow facility.

Shaws

Purchased with 1031 proceeds from the Amazon sale, this six-acre, 60,000 SF building was an expected conversion into a two-story self-storage facility. Having completed the approval necessary to convert part of the building to self-storage, Tom was approached by a larger operator to buy the entire facility and grounds. Property was sold in mid-2022.
